Fully Managed Package

This service is for Landlords who want to make the decisions with the ease and comfort of not having to worry about all of the legalities.  It is as simple as handing over the keys and letting us do the rest.  The Crossmeads "Fully Managed" service has been designed to enable Landlords to fully outsource the letting and management of their investment properties. Crossmeads will advise on tenancy law, advertise the property, conduct all viewings, provide tenant referencing services, establish an assured shorthold tenancy, move the tenants into the property, collect the rent each month, providing a full statement of account to the Landlord, periodically inspect the property and have day to day responsibility for the smooth management of the tenancy.

 

Below is a list of what is included under our Fully Managed Service: 


Property Appraisal
An open, honest and realistic assessment of your investment property, provided by an experienced letting agent with over 15 years' experience in the industry.


Tenancy Legislation
We will provide advice on the latest tenancy laws and safety regulations that Landlords are legally bound by prior to renting out their property.


To Let board
A Crossmeads branded "To Let" board displayed outside your property.


Internet Advertising
We will promote and advertise your property on the Crossmeads website and all other major property portal websites.


Viewings
All viewings will be carried out by our lettings team and we will obtain post viewing follow up and provide Landlord feedback.


Tenant Referencing
We will diligently check a tenant's employment and character references and will provide a credit check on any prospective tenants.


Tenancy Agreement
We can provide up to date Assured Shorthold Tenancy Agreement or Lease Agreements.


Inventory / Schedule of Condition
Our meticulous inventory clerks will create an inventory document that describes the condition of the property at the commencement of the tenancy. An additional fee may be charged if you select this option.


Initial Rent & Deposit Collection
Crossmeads will collect the first month's rent and security deposit. We will protect and register the deposit, on the Landlord’s behalf, in a Government approved Tenancy Deposit Protection Scheme.


Landlord Statements
We can provide Landlords, on request, with a statement of account including all rental payments received and any disbursements.  This can either be sent by e-mail, post or both.


Check-in Process
We will read all utility meters and transfer utility bills into the names of the new tenant(s). Crossmeads can also arrange the signing of all tenancy documents on your behalf.


Ongoing Rent Collection
Crossmeads will demand the rent on a monthly basis and account all monies received. We will send money via BACS to the Landlord, making payment quickly and efficiently.


Periodic Inspections
We will inspect the property after three months and then every six months thereafter.  Crossmeads will report to you, the Landlord, on our findings.


Day to Day Property Management
Crossmeads will provide property management services during normal office hours and an "out of hours" emergency service so that any property maintenance issues can be dealt with in a timely manner.

Maintenance
We have a substantial list of qualified, fully insured and registered contractors that can assist in repairs, cleaning, maintenance and anything else that you may require.


24 Hour Emergency Service
Crossmeads will provide an emergency mobile telephone number to Landlords and Tenants which can be used to contact a member of the team, in case of an emergency, during out of office hours, bank holidays and weekends.


Renewals and Rent Reviews
Crossmeads will liaise with your tenants and will carry out a full market comparison to achieve the best market value for your property.


Delivery of Notices
We can provide advice on Section 21 notices, Section 13 notices and any other notices that you require to be served.


Landlords Gas Safety
Our unique system will alert Crossmeads in advance of your Gas Safety becoming due saving you from the worry of when it is due and complying with the requirements that are entailed.

EPC
Crossmeads can arrange for an Energy Assessor to provide an Energy Performance Certificate  on your property if needed.


Checkout
Crossmeads will attend a checkout of your property and provide a checkout report.  We will liaise with the tenant if any deductions are necessary and will advise the utility companies of the exit meter readings.


Optional Rent Guarantees
