The Crossmeads "Let Only" service has been designed to assist Landlords' in finding suitable tenants for their investment properties before passing the day-to-day management back to the Landlord. Crossmeads will advise on tenancy law, advertise the property, conduct all viewings, provide tenant referencing services, establish an assured shorthold tenancy and move the tenants' into the property. The Landlord is responsible for the ongoing collection of rent, the daily management of the tenancy, all maintenance and property inspections.
Below is a list of what is included under our Tenant Find Service.
An open, honest and realistic assessment of your investment property, provided by an experienced letting agent with over 15 years experience in the industry.
We will provide advice on the latest tenancy laws and safety regulations that Landlords are legally bound by prior to renting out their property.
To Let board
A Crossmeads branded "To Let" board displayed outside your property.
We will promote and advertise your property on the Crossmeads website and all other major property portal websites.
All viewings will be carried out by our lettings team and we will obtain post viewing follow up and provide Landlord feedback.
We will diligently check a tenant's employment and character references and will provide a credit check on any prospective tenants.
We can provide up to date Assured Shorthold Tenancy Agreement or Lease Agreements.
Inventory / Schedule of Condition
Our meticulous inventory clerks will create an inventory document that describes the condition of the property at the commencement of the tenancy. An additional fee may be charged if you select this option.
Initial Rent & Deposit Collection
Crossmeads will collect the first month's rent and security deposit. We will protect and register the deposit, on the Landlord’s behalf, in a Government approved Tenancy Deposit Protection Scheme. We will read all utility meters and transfer utility bills into the names of the new tenant(s). Crossmeads can also arrange the signing of all tenancy documents on your behalf.
Crossmeads will ask the tenant to complete a standing order mandate in order for the future payment of rent to be paid directly into the Landlord's bank account.
